Description
General Services Administration (GSA) seeks to lease the following space: State: California City: San Rafael Delineated Area: North: Smith Ranch Road to Silveira Parkway to Gallinas Creek, easterly along Gallinas Creek to South Fork Gallinas Creek; South: North San Pedro Road; East: Gallinas Creek to South Fork Gallinas Creek to closest point to Ash Way, to N. San Pedro Road; West: US Highway 101 Minimum Sq. Ft. (ABOA): 10,094 Maximum Sq. Ft. (ABOA): 11,700 Space Type: Office Parking Spaces (Total): 2 Reserved plus code required spaces Full Term: 15 Years Firm Term: 10 Years Option Term: None Additional Requirements: · Occupancy must be located within contiguous space in a modern office building and must be located above the ground floor, a minimum of two (2) elevators must serve the Premises. · Offered space must be efficient and not present significant design constraints, such as irregular shape of demised space, large columns, narrow core to building façade, column spacing less than 20’ on center, etc. · The occupancy will need to comply with Facility Security Standard Level 2 and other security requirements determined by the Social Security Administration. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
