Description
The U.S. GOVERNMENT seeks to lease the following space to fulfill anticipated 2020 Census Area Office requirements: City: Winston Salem State: North Carolina Delineated Area: Beginning where the old Hollow Rd and Reidsville Rd Intersect, follow old hollow rd northwest to where it intersects University Pkwy, Follow University Pkwy North and continue north as it changes to Broad St to where it intersects Bethania Rural Hall Rd. Follow Bethania Southwest to where it intersects Tobaccoville Rd, follow Tobaccoville Rd Southwest to where it intersects Beaver Dam Creek, Follow Beaver Dam Creek South to where it intersects Muddy Creek, follow Muddy Creek south to where it intersects Main St. Follow Main st South to where it intersects Bethania rd, Follow Bethania Southwest to where it intersects Transou Rd, Follow Transou Rd South to where it intersects Yadkinville Rd, and follow Yadkinville southwest to where it intersects Lewisville-Vienna Rd. Follow Lewisville-Vienna Rd south to where it intersects Shallowford Rd, follow Shallowford Southwest to where it intersects Lewisville Clemmons Rd, follow Lewisville Clemmons Rd southeast continuing south to where it intersects Clemmons Rd, Follow clemmons east and continue northeast as it changes to S Stratford Rd to where it intersects W Clemmonsville Rd. Follow W Clemmonsville Rd Easterly and Continue easterly as it changes to Trafford Village Blvd to where it intersects Peters Creek Pkwy SW, follow Peters Creek Pkwy SW South to where it intersects South Fork Muddy Creek, follow the creek northeast to where it intersects I-74, follow I-74 southeast to where it intersects Union Cross Rd. Follow Union Cross Northeast and continue north as it changes to Salisbury St to where it intersects S Main St, follow S Main St southwest to where it intersects Old Winston rd, follow Old Winston Rd west to where it intersects Hopkins Rd, Follow Hopkins Rd North and continue North as it changes to Old Hollow Rd to where it intersects Reidsville Rd, Closing the area of consideration. (Map available upon request) Minimum ABOA SF: 7,000 Maximum ABOA SF: 7,300 Space Type: OFFICE/FLEX/RETAIL Note: The Government has determined that certain existing space conditions are acceptable; for example ceiling, carpet, flooring, and partitions. Term: Wave 2: 19 months total, 11 months firm Parking: 2 Reserved Spaces, On site or within 3 blocks Unique Requirements: Prospective building cannot have co-located law enforcement agencies (federal, state, or local). Office operations require frequent delivery of supplies and material by truck. The Lessor shall provide a loading area/dock or an acceptable alternative for loading and unloading of large delivery trucks. If the offered space is not on ground level it must have an elevator or acceptable alternative designated for periodic freight use with a minimum door opening of 42 inches. The freight elevator(s) must provide service to the leased premises during the entire Lease term. The leased space must permit deliveries 24/7. Offered space must be contiguous. Space must be available for occupancy by approximately June 3 - August 30, 2019 (not earlier than). Expressions of Interest Due: 12/21/17 Market Survey Due (Estimated): January 2018 Lease Award (Estimated): July 2018 Occupancy (Estimated): July 2019 HOW TO OFFER: Offered space must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, energy, and sustainability standards in accordance with the terms of the Lease. Interested parties must respond as per the submittal requirements below. Expressions of interest must include the following information: 1. Building name and address and location of the available space within the building; 2. Rentable square feet available and expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8. List of building services provided 9. One-eighth inch scale drawing of space offered. 10. Name, address, telephone number, and email address of authorized contact. 11. Permission to represent multiple owners for the same submission.
