Description
U.S. GOVERNMENT seeks to lease the following office space through the Automated Advanced Acquisition Program (AAAP): ANY CHANGES TO THE INFORMATION ENTERED BELOW AFTER POSTING MUST BE RE-ADVERTISED AND THE MARKET MUST BE GIVEN ANOTHER OPEN PERIOD TO RESPOND. City: Kansas City State: Missouri Delineated Area: North: I-70 South: 31 st Street East: Charlotte Street West: Broadway Blvd. Minimum ABOA Sq. Ft.: 25,234 Maximum ABOA Sq. Ft.: 26,495 Space Type: Office Term: 10 Years, 5 Firm Agency Unique Requirements: 1. Support columns in the open office area will be no closer than 20 feet center to center, or from a wall and no more than two feet square. Truss construction, or other column-free construction is preferable. 2. Space must be one contiguous area with no separating corridors. 3. Space must be convenient to the visiting public and accessible by the Agency at all times. 4. Space cannot be located within a flood plain or have a history of prior heavy industrial use. 5. Elevator service is required and shall consist of a minimum of two accessible elevators, which will serve the floor(s) proposed for ODAR. One of the accessible elevators may serve as a freight elevator. Floor Considerations: Per the SSA/ODAR Space Allocation Standard, ODAR offices shall be located on the second floor or above (above ground floor/street level). The space shall be contiguous, as separating the office could interfere with the delivery of service to the public. For above second floor space, the agency requires two separate elevators. Workflow supervision, security, and safety require the space to be in one contiguous block. Street Location & Transportation: Locations selected for ODAR hearing offices should be as convenient to the visiting public as possible. Primary consideration in the SSA/ODAR selection of boundaries for an office will be to select an area that is accessible by public and private transportation to the greatest number of people in the service area. To allow for visibility to the public, ODAR office space shall be located not more than the equivalent of two city blocks from a primary or secondary street serving the office. Parking: SSA/ODAR will accept free parking only when the lessor furnishes parking for building tenants which is included as part of the lease. This occurs when tenants are offered free parking spaces based on the amount of space leased. These parking spaces should be allocated on a priority basis to disabled employees; in and out business parking for program purposes, carpools, then others. The number of parking spaces required usually coincides with the lessor’s per square foot leased ratio, often 4 to 5 parking spaces per 1000 square feet. Handicapped parking must meet GSA and ADA requirements. The Kansas City ODAR Hearing Office will require access to approximately 90 parking spaces, which includes usage by employees and the public. When ODAR is to be located in a multi-tenant building in a downtown location, parking for the disabled shall be provided as follows: (1) In an adjoining parking lot or garage with a fully accessible route to the office. Quantity shall be 5 spaces in addition to existing disabled parking provided or in addition to disabled spaces required by code, whichever is greater; (2) Along city streets, by having the city provide a minimum of three disabled spaces, in addition to any existing or otherwise planned or required spaces within 1/2 block from the accessible entrance. The offeror shall provide assurance from the city that the spaces will be restricted to usage by the disabled during the tenancy of SSA.
