Description
The Government seeks to lease approximately 7,266 RSF (Yielding a minimum of 6,319 ANSI/BOMA Office area square feet) The term will be Fifteen years (15), ten (10) firm. Space must be contiguous on one floor/level. If proposed space is above the first floor, two elevators are required. All interior column spacing must be at least 20 ft apart. Ofered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The space must be capable of meeting the Agency's security requirements. Space shall be located within a prime commerical district, within the determined delineated area stated below, with attractive and prestigious, professional surroundings with a prevalence of modern design and or tasteful rehabilitation in modern use. Building must have sufficient public parking nearby. A fully serviced lease is required. Offered space shall not be in the 100 of 500 year flood plain. All space must meet the requirements for fire-life safety plus handicapped access in accordance with ABAAS guidelines. Space shall be ready for occupancy no later than December 2018 or sooner. Expressions of interest must be submitted in writing no later than December 26, 2017 and include the following information: •1) Building name and address, and location of space in building •2) Legal description •3) Drawing of space offered •4) ANSI/BOMA defined Office Area Square Feet •5) Rentable Square Feed Offered •6) Percentage of Common Area Factor used to Determine the Rentable Square Feet •7) Number of parking spaces available on the premises •8) Name, address, telephone number and email address of individual to be contacted The delineated area sought is as follows: North: Old Washington St. from the intersection of Silver St and Old Washington to the intersection of Old Washington and Washington St, Down Washington St to East St, East St, to Tiffany Rd, Tiffany Rd, to Broadway. South: Broadway from Tiffany Rd to Columbia Rd, Columbia Rd. to Hanover Street. East: Along Washington Street, from the intersection of Old Washington Street, and Washington Street. Washington Street becomes Columbia Rd, Columbia Rd to the Scoosett St intersection. Back up Columbia Rd to Rockland St. West: Silver Street from Hanover Street to Old Washington Street.
