Ad Procurement Summary Map of Delineated Area U.S. Government Expressions of Interest Sought General Services Administration (GSA) seeks to lease the following space : State: IL City: SPRINGFIELD Delineated Area: The corner of Carpenter Street and Dirksen Parkway; South on Dirksen Parkway to Stevenson Drive; West on Stevenson Drive to First Avenue; North on 1st Avenue to Carpenter Street. Minimum Sq. Ft. (ABOA): 16,000, of which approximately 5,000 ABOA SF will be used for 18 structured parking spaces. Maximum Sq. Ft. (ABOA): 16,800, of which approximately 5,000 ABOA SF will be used for 18 structured parking spaces. Space Type: Office Reserved Parking Spaces: 18 spaces as identified above Full Term: 180 Firm Term: 84 Soft Term: 96 Option 1 Term: 0 Option 2 Term: 0 Additional Requirements: The Government (Gov’t) shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. Existing Federal or commercially leased buildings which meet gov’t requirements are preferred. Contiguous space on a single floor or adjoining floors (including stacked space) is required. The gov’t shall have the right to relocate exterior penetrations for security concerns. For security and safety of employees, and gov’t operations, the space cannot be collocated with other Federal, State, local government agencies or private firms whose primary clientele are involved in or have ties to criminal elements. Space is not the be located near agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare type programs, as well as private law firms representing drug offenders. Gov’t building entrances/exits are not to be located 1000 feet minimum, line of sight or within the vicinity of the following: Drug-free zone of school/park/day care boundary. Residential/hoteling/shopping center and arenas or where drug activities are prevalent, and/or where easy surveillance of facilities or operations is possible. Gov’t uses proximity of such operations as elimination factors during the site selection/market survey process and “Subject to the Project Manager and Physical Security Officer” evaluation. The Gov’t will consider alternate space only if economically advantageous to the Gov’t. In determining whether relocation will be economically advantageous, the Gov’t will consider cost factors including, but not limited to, the total cost of the physical move, such as telecommunications equipment, LAN systems, office furniture, security system, and telephone system. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in a 100-year flood plain.
