- Scope of Work Please see the Scope of Work for more details. Property Remodel Project involves the following: A MANADORY WALK MUST BE SCHEDULED WITH THE MAINTENANCE SUPERVISOR, CARLO FERRANDO - 918 -519-3619. •1 Contractor will prep and secure the work area. •1.1. Must ensure a secure path •1 Drywall and metal frame repairs •2 Capping and/or eliminating unused water, gas, and sewer lines •2.1 Lines will be visually inspected and some may need to be repaired before installation of the ceiling tiles. •3 Repair all flooring to accommodate vinyl tiles •4 Check and remove all unused exposed electrical •5 Fire sprinkler system to be brought up to code •5.1 Must be tested and certified upon completion •6 All walls to be repaired and some removed completely •6.1 Per supplied drawing •7 Rotted doors need to be replaced or removed •8 Main electrical boxes need to be checked, brought up to code and properly marked. •9 New drop ceiling tiles will be installed. •9.1 Replace ceiling with drop vinyl commercial grade tiles •10 Light need to be added or removed and brought to code. •10.1 Fixtures must be approved by the Maintenance Supervisor •11 The lighting track needs to be repaired and painted •12 Repair and/or replace slab work on north loading dock to seal the leaks that is over elevator mechanical room •13 Slab must be sealed upon repair. •14 New fence partitions, 3 total with gate that is lockable •15 New vinyl 12x12 commercial grade tile installed throughout. •16 The entire area will require sealing and painting •17 Final cleanup •18 Contractor will clean and vacuum work areas. •19 Working hours at job site will be from 8 :00 a.m. to 5 :00p.m., Monday through F riday. •20 Different times may b e considered but must be approved and prearranged with Carlo Ferrando, Maintenance Supervisor. •21 The contractor shall complete all specified work within the specified time. •22 Protect surrounding areas from damage or disfiguration. •23 If on site fabrication is needed, accommodations will be made to allow room for contractor to temporarily set up a table or other means of supporting work for that purpose. •24 The contractor is responsible for maintaining a clean work area always during installation and clean up after installation. •25 VENTILATION - THE AREA IS LOCATED IN THE BASEMENT, PROPER VENTILATION MUST BE MAINTAINED AT ALL TIMES. •26 Evaluate the current heating and air conditioning systems making suggestions for size, placement, humidity control, return flow, and duct placement. •27 The Contractor is responsible for verification of all dimensions. •28 Contractor must ensure the storage area on the premises, inside and outside, are secure. The Tulsa Job Corps will not be responsible for lost or stolen items.
