- The U.S. Government currently occupies office and related space in a building under a lease in Golden, Colorado that needs to be replaced. The Government is considering replacing the existing lease and remaining in the space, but is interested in considering alternative space that meets the Government's requirements if such alternative space would be economically advantageous. In making its determination about whether alternative space is economically advantageous, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through replacing the existing lease and relocating to the alternative space, such as the potential cost of remaining liability on the existing lease, physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Government will not consider expressions of interest it receives after the deadline established for the receipt of expressions of interest. The Government seeks to lease the following space: <img src="file:///C:/Users/WESLEY~1/AppData/Local/Temp/msohtmlclip1/01/clip_image002.jpg" alt="GSA%20Logo%202" width="65" height="65" /> GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Colorado City: Golden Delineated Area: Within a walkable three (3) block distance to Colorado School of Mines-Golden, Colorado Minimum Sq. Ft. (ABOA): 64,420 Maximum Sq. Ft. (ABOA): 64,420 Space Type: Office, Laboratory, and Related Space Parking Spaces (Total): 100 Parking Spaces (Surface): 100 Full Term: 20 Years Firm Term: 5 Years Option Term: Three five year options Additional Requirements: Required space will consist of Class A office space. All security standards must meet ISC and Publication 64 standards. The proposed leased space shall be fully serviced, and all services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. Other agency specific requirements are 24/7 access. The offered space and all parking must be accessible in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS), all fire and life safety requirements, General Services Administration's sustainability standards, and seismic requirements. Offered space shall not be in the 100 year flood plain, unless determined to be the only practicable alternative. Space must be contiguous but may be located on multiple floors. Building must be within a walkable 2-block distance from bus service. Building must have a freight elevator or the ability to designate an elevator for deliveries. Offered space must meet Government requirements for fire safety, accessibility, asbestos, seismic and sustainability standards per the terms of the Lease. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action.
