Description
The U.S. GOVERNMENT seeks to lease the following space to fulfill anticipated 2020 Census Area Office requirements: City: Fort Meyers State: Florida Delineated Area: Beginning at the intersection of the Caloosahatchee River & Spanish Creek, follow Spanish Creek northwest to where it intersects N River Rd, follow N River Rd westerly to where it intersects FL 31, follow FL 31 south to where it intersects Bayshore Rd, follow Bayshore Rd southwest and west to where it intersects Nalle Rd. Follow Nalle Rd north to where it intersects Nalle Grade Rd, follow Nalle Grade Rd west to where it intersects Slater Rd, follow Slater Rd south to where it intersects Mellow Dr, follow Mellow Dr west and continue west and southwest as it changes to Del Prado Blvd to where it intersects De Navarra Pkwy, follow De Navarra Pkwy north and west to where it intersects E Gator Cir. Follow E Gator Cir northerly to where it intersects Gator Slough Canal, follow the canal southwesterly to where it intersects Matlacha Pass, follow Matlacha Pass southerly through Caloosahatchee River, continuing southerly through San Carlos Bay to where it intersects San Carlos Blvd, follow San Carlos Blvd northerly to where it intersects Pine Ridge Rd. (Map available upon request) Minimum ABOA SF: 8250 Maximum ABOA SF: 8550 Space Type: OFFICE/FLEX/RETAIL Note: The Government has determined that certain existing space conditions are acceptable; for example ceiling, carpet, flooring, and partitions. Term: 19 months total, 11 months firm Parking: 2 Reserved Spaces, On site or within 3 blocks Unique Requirements: Prospective building cannot have co-located law enforcement agencies (federal, state, or local). Office operations require frequent delivery of supplies and material by truck. The Lessor shall provide a loading area/dock or an acceptable alternative for loading and unloading of large delivery trucks. If the offered space is not on ground level it must have an elevator or acceptable alternative designated for periodic freight use with a minimum door opening of 42 inches. The freight elevator(s) must provide service to the leased premises during the entire Lease term. The leased space must permit deliveries 24/7. Offered space must be contiguous. Space must be available for occupancy by approximately June 3 - August 30, 2019 (not earlier than). Expressions of Interest Due: 01/08/2018 Market Survey Due (Estimated): January/February 2018 Lease Award (Estimated): July 2018 Occupancy (Estimated): July 2019 HOW TO OFFER: Offered space must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, energy, and sustainability standards in accordance with the terms of the Lease. Interested parties must respond as per the submittal requirements below. Expressions of interest must include the following information: 1. Building name and address and location of the available space within the building; 2. Rentable square feet available and expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8. List of building services provided 9. One-eighth inch scale drawing of space offered. 10. Name, address, telephone number, and email address of authorized contact. 11. Permission to represent multiple owners for the same submission.
