- Description: The U.S. GOVERNMENT seeks to lease the following space to fulfill anticipated 2020 Census Area Office requirements: City: St. Petersburg State: Florida Delineated Area: Beginning where Anclote River and US Hwy 19 N intersect, follow US Hwy 19 N south to where it intersects Alderman Rd, follow Alderman east then southerly and continue southerly and southwesterly as it changes to Highlands Blvd to where it intersects Lake St George Dr, follow Lake St George Dr south to where it intersects Tampa Rd. Follow Tampa Rd southeast to where it intersects Lake Tarpon Canal, follow Lake Tarpon Canal southeast to where it intersects Old Tampa Bay, follow southerly through Old Tampa Bay, continuing southerly through Tampa Bay to where it intersects Gulf of Mexico. Follow Gulf of Mexico westerly between Cabbage Key and Madelaine Key (to include Cabbage Key, Tarpon Key, Sawyer Key, and Summer Resort Key in the AOC.) Continue northerly through Gulf of Mexico through St Joseph Sound to where it intersects Anclote River, follow Anclote River southeasterly to where it intersects US Hwv 19 N, closino the Area of Consideration. (Map available upon request) Minimum ABOA SF: 7000 Maximum ABOA SF: 7300 Space Type: OFFICE/FLEX/RETAIL Note: The Government has determined that certain existing space conditions are acceptable; for example ceiling, carpet, flooring, and partitions. Term: 19 months total, 11 months firm Parking: 2 Reserved Spaces, On site or within 3 blocks Unique Requirements: Prospective building cannot have co-located law enforcement agencies (federal, state, or local). Office operations require frequent delivery of supplies and material by truck. The Lessor shall provide a loading area/dock or an acceptable alternative for loading and unloading of large delivery trucks. If the offered space is not on ground level it must have an elevator or acceptable alternative designated for periodic freight use with a minimum door opening of 42 inches. The freight elevator(s) must provide service to the leased premises during the entire Lease term. The leased space must permit deliveries 24/7. Offered space must be contiguous. Space must be available for occupancy by approximately June 3 - August 30, 2019 (not earlier than). Expressions of Interest Due: 01/08/2018 Market Survey Due (Estimated): January/February 2018 Lease Award (Estimated): July 2018 Occupancy (Estimated): July 2019 HOW TO OFFER: Offered space must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, energy, and sustainability standards in accordance with the terms of the Lease. Interested parties must respond as per the submittal requirements below. Expressions of interest must include the following information: 1. Building name and address and location of the available space within the building; 2. Rentable square feet available and expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8. List of building services provided 9. One-eighth inch scale drawing of space offered. 10. Name, address, telephone number, and email address of authorized contact. 11. Permission to represent multiple owners for the same submission.
