- This amendment has been issued to change the requested term as follows: Option 1: 10 years firm Option 2: 10 years, 5 years firm, with the Government's option to terminate in whole or in parts, effective any time after the firm term of the lease by providing not less than 120 days prior written notice The Government is requesting pricing for both options. All other requirements of the advertisement remain unchanged. The General Services Administration (GSA) seeks to lease the following space: City/State: Suburban Maryland Delineated Area: Montgomery County and Prince George's County Minimum ABOA SF: 60,138 Maximum ABOA SF: 60,389 Approximate RSF: 60,389 Space Type: Warehouse and Related Space Parking Spaces (Total): Local code Full Term: 10 years Firm Term: Option 1: 10 years Option 2: 5 years Option Term: N/A Additional Requirements: - The offered building must have the ability to accommodate ISC Level II Security Requirements. - A minimum of three (3) dock-high (48") bay doors measuring at least 12' wide by 14' high. - A minimum of one (1) drive-in bay measuring at least 12' wide by 14' high. - Minimum clear ceiling height of 25'. - Minimum column spacing of 40' x 40' on-center. The U.S. Government currently occupies warehouse and related space in a building under a lease in Landover, Maryland, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs and replication of tenant improvements and telecommunication infrastructure. Subleases will not be considered. Not all minimum requirements are reflected in this advertisement. Offered space must meet Government requirements for fire and life safety, accessibility, seismic and sustainability standards per the terms of the Lease. A lease net of gas and electricity is required. Offered space shall not be in the 100 year flood plain. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age; 2. Location of space in the building and date of availability; 3. Rentable square feet (RSF) offered and rate per RSF; 4. ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, net of gas and electricity and inclusive of a Tenant Improvement Allowance of $7.79/USF, meeting GSA's standard building shell requirements; 5. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as-built) identifying offered space; 7. Information on project and building ownership.
