Description
The U.S. Government currently occupies office and related space in a building under lease in Marriott-Slatersville, Utah, that will be expiring and is considering remaining in this space under a succeeding lease pursuant to GSAR 570.402, but is interested in considering alternative space that meets the Government's requirements if such alternative space would be economically advantageous; otherwise, the Government intends to pursue a sole source procurement to remain in the space it currently occupies. In making its determination about whether alternative space is economically advantageous, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating to the alternative space, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Government will not consider expressions of interest that it receives after the deadline established for the receipt of expressions of interest or that do not include all of the information indicated below. The Government seeks to lease space meeting the following requirements: State: Utah City: Marriott-Slatersville Delineated Area: 2700 North in Harrisville on the North, to 1200 S. in Ogden on the South, 1-15 in Weber County to the West, and Wall Avenue and Highway 89 to the East. Minimum Sq. Ft. (ABOA): 100,000 Maximum Sq. Ft. (ABOA): 115,000 Space Type: Office and related space. Parking Spaces (Total): 555 on-site Parking Spaces (Surface): Parking for employees and visitors in accordance with local codes. Parking Spaces (Structured / Secured): 0 Parking Spaces (Reserved): 0 Full Term: 15 years Firm Term: 5 years Option Term: Two, 5 year terms Additional Requirements: Required space will consist of Class A office space, warehouse space, data center usage space, clean room and laboratory space, kennel space, cafeteria space, and special space. All security standards must meet ISC and Publication 64 standards. Space must be fenced and have the ability to have a guard station at the property entrance. The proposed leased space shall be fully serviced, and all services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. Other agency specific requirements are: access to the space 24 hours a day seven days a week. The offered space and all parking must be accessible in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS), all fire and life safety requirements, General Services Administration's sustainability standards, and seismic requirements. Offered space shall not be in the 500 year flood plain, unless determined to be the only practicable alternative. Space must be contiguous but may not be located on multiple floors. Building must have a standard 4 foot high loading dock for deliveries. Offered space must meet Government requirements for fire safety, accessibility, asbestos, seismic and sustainability standards per the terms of the Lease. Space must be ready for occupancy in accordance with the above requirements no later than January 11, 2019. The due date for expressions of interest is: January 20, 2018 In order to be considered, expressions of interest must be received by GSA as indicated below by the due date and must include all of the following information and information responsive to the requirements above: • •· Building Name and address and location of the available space within the building •· Rentable square feet available and expected rental rate per rentable square foot, fully serviced. •· ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •· Date of space availability. •· Building owner information including proof of ownership, and proof of ability to offer the space. •· Energy efficiency and renewable energy features existing within the building. •· List of building services provided. •· Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). •· Building, space, and parking accessibility in compliance with ABAAS. •· Building, space, and parking compliance with fire and life safety and seismic requirements. •· Building, space, and parking compliance with ISC and Publication 64 security standards. The Government's decision regarding whether to relocate from the space it currently occupies will be based, in part, on information it receives in compliance with this notice.
