- General Services Administration (GSA) seeks to lease the following space: State: FL City: Miami Delineated Area: Delineated Area: North: NW 90th Street South: NW 12th Street/Dolphin Mall Blvd. East: NW 97th Avenue, NW 58th Street, Route 826 West: Route 821 Office Minimum Sq. Ft. (ABOA): 31,560 ABOASF Office Maximum Sq. Ft. (ABOA): 31,560 ABOASF Parking Spaces (Total): 58 (see 'Additional Requirements' for details) Parking Spaces (Surface): Parking Spaces (Structured): 58 Parking Spaces (Reserved): Full Term: 15 Years Firm Term: 10 Years Option Term: One (five) year option Additional Requirements: Tenant must be the sole occupant of the building. Space offered must be contiguous and have potential for an efficient layout. 58 Parking: Secured fenced parking is required. Office and parking shall be accessible 24 hours/7 days a week. Approximately 20,900 ABOASF of requirement will be used for warehouse storage. Warehouse space shall include 2 Overhead roll-up doors a minimum of 16' high by 18' wide. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offerors shall advise if the offered building is located in the 100 year flood plain. Generally, GSA does not accept these sites, however some Counties in Florida are exempt from this requirement. As such, GSA will review the location of the offered site(s) and determine if the requirement to be outside of the 100 year floodplain is waived. The U.S. Government currently occupies office and related space in a building under a lease in Miami, Florida, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
