Description
The U.S. Government currently occupies office and related space in a building under lease in Charlotte, NC that will be expiring. The Government requires office and related space yielding a minimum/maximum of 2730 ANSl/BOMA Office Area (ABOA) square feet. The lease term requirement is for ten years, five years firm. The space must be available for occupancy on November 1, 2018. The delineated area is expanded and place of performance is: N: Graham St. to US:277 S: Kenilworth Ave to State Hwy 74 E: 7th Street W: Morehead Street Other applicable requirements include the following features Criteria to Consider in locating a U.S. Export Assistance Center There are four main criteria when considering a USEAC location: 1. Comfort of corporate executives: We are most effective when we are perceived as part of the business community. Every office should be located to make visiting private executives secure and at ease. Locations where private executives feel uncomfortable or unsafe hamper the ability of the USEAC to perform its mission. For example, we should not be located in any buildings where business executives might come into contact with prisoners, parolees, undercover law enforcement, disgruntled citizens, and other groups of concern. 2. Working with non-federal partners: USEAC office space should be planned to enable our agency work closely with and promote events with state and local groups and businesses who share our mission. The Commercial Service's founding statute mandates that we "assist in the coordination of the efforts of State and local agencies and private organizations...so as to maximize their effectiveness and minimize the duplication of efforts." Our space should be easily assessable and available to these groups. 3. Maximize the outreach ability of the Trade Specialists: Trade Specialists travel frequently to local business centers. They coordinate trade events, counsel individual companies, and conduct information sessions. Each USEAC should be located in a place to make this local travel as efficient and cost effective as possible. 4. Ease of Access: The location should be easy for private companies to attend meetings, counseling sessions, and other trade promotion and educational events. Long security lines and TSA style inspections severely hamper the ability for business personal to visit our agency. In addition, the location should be close to major private business centers, mass transit, hotels and easily accessed open to the public parking.
