Tampa, FL 5FL0494 Advertisement (Clean Copy) U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: FL City: Tampa Delineated Area: North: Interstate 275 East: N. Franklin Street South: E. John F. Kennedy Blvd./ W. John F. Kennedy Blvd. West: Hillsborough River Minimum Sq. Ft. (ABOA): 2,240 Maximum Sq. Ft. (ABOA): 2,240 Space Type: Office Parking Spaces (Total): 5 Parking Spaces (Surface): 5 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 Years Firm Term: 10 Years Additional Requirements: · The Government currently occupies office and related space in a building under lease in Tampa, FL, that will be expiring. The Government will consider alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. If the Agency is to remain in their current location they will continue occupying 4,145 ABOA Square Feet. · The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. · If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. · Space shall not be located adjacent to, in close proximity or and/or within residential areas, educational facilities, religious facilities, and/or retail facilities. · Space can be located on any floor of a building that meets GSA leasing criteria and has handicapped accessible elevator service to the government office floor. If space offered is above the ground floor, a minimum of two accessible elevators must serve the proposed floor. One of the accessible elevators may be a freight elevator. · All space must be located in one contiguous block on a single floor in the same building. · Space must comply with all applicable building codes and accessibility standards as defined in the Americans With Disabilities Act (ADA), the Architectural Barriers Act Accessibility Standard (ABAAS), and the Uniform Federal Accessibility Standards (UFAS). The primary entrance must be accessible for all persons with special needs, including wheel-chair access. · Offered space should allow for an efficient layout and office workflow. Space must provide maximum flexibility for systems furniture placement with few or no columns or other building or architectural obstructions. Space should have few curves or major offsets and must have large open areas to allow for maximum design flexibility. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain. All submissions should include the following information: (1) Name of owner; (2) Age of building; (3) Total existing gross square feet, and gross square feet per floor; (4) Site plan depicting the building and parking; (5) Floor plan and gross square footage of proposed space; (6) Identification of on-site parking; (7) Address or described location of building; (8) Location on map demonstrating the building lies within the delineated area; (9) A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; (10) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (11) Any information related to title issues, easements, or restrictions on the use of the building. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. do not use for full and open procurements. note that any figures used for a cost benefit analysis (CBA) must be supportable. Consideration of “non-productive agency downtime” in a CBA should be rare.
