Description
U.S. GOVERNMENT SOLICITATION No. 5MO0275 The General Services Administration (GSA) seeks to lease the following space: State: Missouri City: Kansas City Delineated Area: North: I-435 West: I-435 South: NW River Road / 9 Highway East: HW 169 Minimum Sq. Ft. (ABOA): 90,590 Maximum Sq. Ft. (ABOA): 90,607 Space Type: Office Parking Spaces (Total): 254 Parking Spaces (Surface): 254 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Firm Term: 15 years Full Term: 15 years Option Term: 5 years Additional Requirements: Space must be contiguous. 24/7 hours a day/7 days a week access. Building shall have: - A U.L. Master Label lightning protection system as specified by the Government. - A complete fire alarm system designed in accordance with NFPA 72. - A wet-pipe sprinkler systems designed in accordance with NFPA 13, NFPA 20, NFPA 24 and local Fire Codes. - Ability to incorporate large spans of raised flooring with minimal finished ceiling height of 9' total. Approximate total of raised floor area is 20,000 square feet. - Capable of establishing 2 data centers including backup conditioned power, dedicated cooling, with raised floors (2,500 square feet and 500 square feet remoted from each other). - Suitable area outside of the building with clear airspace towards the south to locate 6 full size 28' satellite dishes. Additionally, a minimum of One (1) acre to locate two antenna towers and several weather equipment platforms. - Ability to install a 1500 kW Emergency Generator and UPS System. - Ability to install rooftop antennae(s) or satellite dish. Incorporate 7.5% of its energy consumption from renewable energy sources (either generated onsite or from the purchase of Renewable Energy Credits). For Design/Build proposed projects, there is a minimum six (6) month timeframe that shall be added for internal GSA review prior to RLP Issuance. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized broker representative. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Energy efficiency and renewable energy features existing within the building; 7. List of building services provided; 8. One-eighth inch scale drawing of proposed space offered or marketing brochure illustrating the floor plans and proposed space, or proposed site layout; 9. Name, address, telephone number, and email address of authorized contact; 10. In cases where an agent is representing multiple ownership entities, written acknowledgement; 11. Expressions of Interest must include the Project # listed above and be emailed or mailed to the Primary point of Contact; 12. If AutoCAD drawings of the proposed space are available, please provide (optional) 13. Interested respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your Expression of Interest. 14. For Design/Build projects, a proposed Project Schedule which includes a six (6) month internal GSA review timeframe prior to Request for Lease Proposals being issued. 15. A Test Fit may be required as an additional submittal.
