- Delineated area map This amended pre-solicitation notice extends the lease's firm term from five years to ten years. It also corrects a mistake in the delineated area map. Expressions of interested submitted in response to the original January 8, 2018 advertisement do not need to be re-submitted in response to this revised advertisement. State:Georgia City:Augusta Minimum Sq. Ft. (ABOA):1,916 Space Type:Office and related space Parking:Visitors and staff shall have access to 18 spaces within a walkable 800 linear feet of the building Full Term:10 Years Firm Term: 10 Years Additional Requirements: •The proposed space must be located in a modern quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition. •The proposed space must be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the size and location of interior fire (support) walls, size and number of columns, column placement and spacing, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, and any angles, curves or offsets that will result in an efficient use of space. •A fully serviced lease is required. •The normal Hours of Operation are Monday through Friday, 7:00 AM to 6:00 PM, with 24/7 staff access. •Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility (ABAAS), access to amenities, ISC Level II security standards, seismic standards, and sustainability standards by the required occupancy date per the terms of the Lease. •Building cannot be located within a ¼ of a mile of active railroad tracks, heavily used freeways, or electrical sub-stations. •Proposed space must be located on the second floor or above, and the building must offer a minimum of two accessible elevators. •The building must be within a walkable 800 linear feet of a public transportation stop. Not all minimum requirements are reflected in this advertisement. Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information for the building proposed for consideration. All submissions should include the following information at a minimum: (1)Building name/address and the location of available space within the building; (2)Age of building; (3)Date of space availability; (4)Total existing gross square feet, and gross square feet per floor; (5)ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, inclusive of a Tenant Improvement allowance of $38.33/ABOA SF, meeting GSA's standard building shell requirements; (6)Site plan depicting the building and parking; (7)Floor plan and gross square footage of proposed space; (8)Identification of available staff/visitor parking; (9)Location on map demonstrating the building lies within the delineated area; (10)FEMA map demonstrating that the property lies outside the 100-year floodplain; (11)A narrative and map describing proximity of the building to the nearest bus stop, and major transportation routes; (12)Name of owner and name and contact information of authorized contact; (13)Evidence of ownership. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (14)Any information related to title issues, easements, or restrictions on the use of the building. Delineated Area: Submitted properties must be located within the delineated area, which is bounded by the following roads. (Properties fronting any of the below roads are considered to be within the delineated area.) •North: Start at intersection of I-520 and I-20. Northeast on I-20 to State Route 28 (Washington Road). East on SR 28 to Broad Street. East on Broad Street to US Route 78. •East: Start at intersection of US Route 78 and Broad Street. South on US Route 78 to Molly Pond Road where US Route 78 starts to turn to the West. •South: Start at intersection of Molly Pond Road and US Route 78. West on US Route 78 to I-520. •West: Start at intersection of US Route 78 and 1-520. North on 1-520 to 1-20.
