Delineated area map State:NC City:Raleigh Delineated Area: North: I-540 South: I-40/440 East: I-440 /Capital Blvd. West: Glenwood Ave. to Hillsborough Street to Boylan Ave. to Western Blvd. Approximate Sq. Ft. (ABOA):18,590 Space Type:Office Parking Spaces:Offered space must have sufficient general parking as required by local code requirements and must be able to accommodate carpools, disabled employees, and in and out parking. Full Term:15 Years Firm Term:10 Years Option Term:N/A Additional Requirements: •Locations which have obscure, difficult access or which require multiple turns shall not be considered. •Space shall be located not more than ¼ mile from a primary or secondary street serving the office. •Offered space must be contiguous. •1st floor space is preferred. •If space offered is above the ground floor, a minimum of two accessible elevators must serve the proposed floor. One of the accessible elevators may be a freight elevator. •Space should allow for an efficient layout and office workflow. Space must provide maximum flexibility for systems furniture placement with few or no columns or other building or architectural obstructions. Space should have few curves or major offsets and must have large open areas to allow maximum design flexibility. Architectural features should not cause an inefficient use of space. •The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. •Space requiring ramps inside the office will not be acceptable. Any structural columns must be at least 20 feet from any interior wall and from each other (clear distance) and be no more than 2 feet square. •Ceilings shall be at a minimum 9 feet and 0 inches and no more than 12 feet and 0 inches measured from floor to the lowest obstruction. Areas with raised flooring shall maintain these ceiling-height limitations above the finished raised flooring. •Space/Building should not be located adjacent to railroad tracks and buildings containing warehouse, residential, or manufacturing facilities will not be acceptable. Buildings located in or near industrial or manufacturing zones shall also not be acceptable. •Space/Building located near bars, nightclubs, and liquor stores will not be considered. •Other typical and special requirements as called for in the Request for Lease Proposals (RLP) package. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1)Name of owner; (2)Age of building; (3)Total existing gross square feet, and gross square feet per floor; (4)Site plan depicting the building and parking; (5)ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot. (6)Floor plan and gross square footage of proposed space; (7)Identification of on-site parking; (8)Address or described location of building; (9)Location on map demonstrating the building lies within the delineated area; (10)FEMA map evidencing that the property lies outside the 100-year floodplain; (11)A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; (12)Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (13)Any information related to title issues, easements, or restrictions on the use of the building. A map of the delineated area is attached for further clarification of the boundaries.
