Delineated Area Map General Services Administration (GSA) seeks to lease the following space: State: California City: Cities within the Delineated Area Delineated Area: North: From the intersection of Imperial Hwy & Vista Del Mar to Imperial Highway East to Freeway 105 East to 405 North to Century Blvd East East: Avalon Blvd South (or you can choose the Central Ave South to 405 Fwy South to 710 Fwy South South: Highway 47 West (Seaside Fwy) to Harbor Blvd. South to 22nd Street West to S. Gaffey Street South to 25th Street West to S. Western Ave North to Pacific Coast Highway (Hwy 1) West West: Pacific Coast Highway (Hwy 1) West to Herondo Street West to N. Ardmore Ave North to Manhattan Beach Blvd. West to Highland Ave North to Vista del Mar North to Imperial Hwy East Minimum Sq. Ft. (ABOA): 21,292 Maximum Sq. Ft. (ABOA): 22,357 Space Type: Office/Warehouse/Industrial Parking Spaces (Total): 50 Parking Spaces (Surface): 50 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 50 Full Term: 15 Years, which includes One 5 year Option Firm Term: 10 Years Additional Requirements: Site requirements: • Cannot be in the immediate vicinity of "hazardous materials transportation/storage facility." For example, fuel storage areas, gas stations, chemical manufacturing facility, etc. • Cannot be in the immediate vicinity of day cares, schools, hospitals, religious centers or social services, etc. • 50 surface parking spaces shall be provided outside, with a secured non-climbable fenced enclosure with an electric sliding gate for ingress and egress. Building requirements: • Space shall be built out for office space, special purpose space and warehouse space. • Adequate power will be required to support an array of equipment and charging ports above and beyond normal office/warehouse requirements. • Warehouse/indoor parking area that will house a variety of vehicles (cars, trucks, trailers, boats, and forklifts). • Warehouse column spacing shall be able accommodate 25" wide X 25" clear vehicle bays. • 22 indoor parking spots to accommodate vehicles from full size pick-ups to trailers. • Minimum two 16' wide by 18' tall electrically operated roll up door • Prefer one more standard size roll up door • One standard size receiving dock required. • Turning radius should be available for 16' length trailers and boats to move in and out of the building. • Warehouse/storage ceiling height 20' high clearance required. • Bathroom for shower required.
