- Description
- The United States Government is seeking expressions of interest from potential sources for a permanent dock to accommodate a large vessel, and approximately 5,500 rentable square feet of flex space for office, laboratory, and warehouse in the Sandusky/Huron, Ohio, area. The space must yield a minimum of 4,750 ANSI/BOMA (formerly "Usable") square feet to a maximum of 5,240 ANSI/BOMA (formerly "Usable") square feet of contiguous space. The space shall provide access to twenty parking spaces for on-site visitor/employee parking. In addition, there is a requirement for approximately 5,100 square feet of secured ware yard. The ware yard must provide access and circulation for large vehicles pulling trailers which may exceed fifty feet in length. Additionally, there is a requirement for a permanent dock with waterway access to Lake Erie which must accommodate a large research vessel 71' in length, with a beam of 18', and a draft of 5.5'. Proposals which satisfy all space requirements in a single location will be considered. All prospective properties must be physically located within, or front the boundaries as identified below: West: Edgewater Ave, Sandusky, Oh South: State Route 6 East: Berlin Road, Huron Ohio North: Lake Erie Shoreline between east and west boundaries above The anticipated term is 20 years, 10 years firm as a fully serviced lease. All services, supplies, utilities, partitioning, and required tenant improvements are to be provided as part of the rental consideration. The building must be located in a prime light- industrial or flex-space district with attractive, professional surroundings and a prevalence of contemporary design and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary. The building must also possess the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations; Federal environmental regulations including but not limited to fire and life safety, accessibility, OSHA, LEED, and Energy STAR. Expressions of interest should include the following: 1. Building name and address. 2. Legal property description, and property identification numbers (PIN). 3. Location of space in the building and date it will be available. 4. ANSI/BOMA defined office area/useable square feet (USF). 5. Rentable Rate per square foot (RSF) of the entire building and Rentable Square Feet (RSF) of the space Offered. If an Offeror is representing more than one owner, each owner must submit written acknowledgement stating the owner understands the Offeror is representing other parties for the same requirement.
