U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space in Tulsa, OK RLP No. 7OK2194 State: Oklahoma City: Tulsa Delineated Area: North: East 21 st Street South: East 61 st Street East: S 145 th E Avenue West: South Yale Office Minimum Sq. Ft. (ABOA): 19,787 ABOA SF Office Maximum Sq. Ft. (ABOA): 19,787 ABOA SF Parking Spaces (Total): 152 Parking Spaces (Surface): 152 on-site Parking Spaces (Structured): 0 Parking Spaces (Reserved): 75 included in the total Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Offered space must be contiguous and have the potential for an efficient layout. Interior columns must be a minimum of 20’ apart. Space must not exceed a W/L ratio of 2:3. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections. Space shall be located on the ground floor, shall be contiguous and on one level without being split by a public corridor or firewalls. If ground floor space is not available, contiguous upper floor space may be an acceptable alternative if approved by the GSA LCO. Elevator service must consist of a minimum of two handicap accessible elevators (one may serve as a freight elevator.) Public transportation service must be regularly scheduled during the entire workday and within 600 feet (or 2 blocks, whichever is less) from the building entrance. Space will not be considered where apartment space or other living quarters are located within the building. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain.
