Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space for National Weather Service: State:Minnesota City:Duluth Delineated Area:North: Martin Road East: Howard Gnesen Road South: W Arrowhead Rd West: Midway Road Minimum Sq. Ft. (ABOA):6,408 Maximum Sq. Ft. (ABOA):7,049 Space Type:Office, Laboratory with adjacent land for constructing a NEXRED radar and antenna farm with satellite dish. This shall be under the same lease agreement (no separate land contracts can be accepted). Parking Spaces (Total):Total of 28 spaces: Space sufficient for 25 employees to park on a first come first served basis. Operation is 24/7 therefore Lessor shall allow access to parking overnight. In addition to the 25 employee parking spaces, 3 parking spaces shall be reserved for official Government vehicles, to be parked during the day and overnight. Parking Spaces (Surface):Total of 28 spaces: Space sufficient for 25 employees to park on a first come first served basis. Operation is 24/7 therefore Lessor shall allow access to parking overnight. In addition to the 25 employee parking spaces, 3 parking spaces shall be reserved for official Government vehicles, to be parked during the day and overnight. Parking Spaces (Structured):n/a Parking Spaces (Reserved):3 for Government Vehicles - see above Full Term:180 months Firm Term:180 months Option Term:60 months Additional Requirements:24 hours a day/7 days a week operation, uninterrupted access to the facility, overnight parking for Government vehicles and personal vehicles, 9+ foot finished ceilings, secured outside storage to house generator, requires 24/7 cooling and heating. HVAC redundancy required in both the equipment (data Center) room and the Operations area. Continuous raised floor that encompasses and spans between the operations area and the equipment room to allow for data cable runs between the two areas. Agency requires extra parcel of land adjacent to the office building for constructing a NEXRED radar and antenna farm with satellite dish. This shall all be under the same lease agreement (no separate land contracts can be accepted). The offered location would have to be evaluated from a meteorologist impact to ensure the location can receive satellite/radar signals. Space would have to be evaluated in person during a market survey and would depend on topography, line of site, utilities, and accessibility to determine whether or not space is acceptable and can meet the agency's mission. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required however, the client shall pay separately for electricity. Separate meters for the Government space shall be required. Offered space shall not be in the 100 or 500 year flood plain.
