- Amendment 1 1. Extension The amended due date for submission of offers is now June 30, 2018. All questions must be submitted by June 22, 2018 via email. All answers to questions will be posted by June 27, 2018 via FBO posting. 2. Amended Delineated Area Florence Avenue and Garfield Avenue Garfield Avenue and Whittier Whittier and S. Gerhart S. Questions and Answers Is it required that the space be on the ground floor? The SFO states so, but I want to be absolutely sure. We have an excellent location in mind in the delineated area, but it is not ground floor space. (We also have other space in another building that is ground floor.) What constitutes base building delivery? The SFO (for example, on page 17 of the pdf) states that base building improvements must be constructed by landlord at landlord s cost and included in shell rental, and that such improvements are not to be paid for by tenant or from the tenant improvement allowance. Does HVAC provided to the premises and distributed throughout the premises constitute base building? Electrical distribution? Bathroom(s)? The SFO at times refers to this site as being in Commerce. (See, for example, page 1 of the pdf) There are large portions of the delineated area that are not in the city of Commerce. It is necessary that the property be in the city of Commerce? Is preference given to properties in the city of Commerce? Paragraph 2.04B of the SFO provides that a building will satisfy seismic requirements if less than 3,000 ABOA SF. How can this requirement be met if the minimum ABOA sf for this SFO is 3,550 sf? Answer: I have read and reviewed the questions you submitted in regards to the solicitation that was posted for the East Los Angeles Vet Center Lease. I have also reviewed the solicitation itself and all the answers you are seeking are listed within the solicitation. Please refer to the solicitation for answers to the questions you have submitted.
