Description
Sources Sought Document The National Renewable Energy Laboratory (NREL) is a national laboratory owned by the U.S. Department of Energy (DOE) and managed by an M&O contractor (Alliance for Sustainable Energy) under prime contract No. DE-AC36-08GO28308 with the DOE. NREL currently occupies warehouse space in a building under lease in Arvada, Colorado, and the lease is anticipated to expire 12/31/2018. NREL is considering alternative space if economically advantageous. In making the determination, NREL will consider, among other things, the availability of alternate space that potentially can satisfy NREL's requirements as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive downtime. NREL is considering leasing warehousing space that meets the following parameters: - Must be within 15 miles of the NREL South Table Mountain campus, located at 15013 Denver West Parkway, Golden, CO 80401; -Approximately 50,000 to 70,000 gross square feet of open (e.g. not partitioned) conditioned interior floor space for warehousing weather sensitive materials and equipment; - Space for at least three offices, break area with sink and electrical outlets for appliances and restrooms; - Storage area floor rated for fork truck operations; - Clear ceiling height adequate to allow for 12' pallet racking uprights to be installed and utilized; - Minimum of two dock bays with hydraulic levelers for elevated docks; - One oversized ground-level dock bay with overhead door having minimum dimensions of 12' wide and 16' high; - Electrically operated overhead dock doors; - Dock areas easily accessible by full sized (53 feet long) tractor trailers; - Electrical service with capacity for forklift charging and processing of excess computer equipment; - Potable water available inside the warehouse space for installation of eye wash stations; and - Normal services such as internet access, lighting, heating/cooling, fire detection and suppression, pest control, snow removal, parking, landscaping and grounds maintenance, etc. Lease terms are negotiable but a 10 year term with early termination at year 3 and year 6 is preferable. Expressions of interest must include the following information: -Building name and address and location of the available space within the building; -Rentable square feet available and expected rental rate per rentable square foot; -Date of space availability; -Building ownership information; -Amount of parking available on-site; and -Energy efficiency and renewable energy features existing within the building.
