- Delineated Area Map The US General Services Administration seeks to lease the following space: State:Pennsylvania County: Delaware Delineated Area:Intersection of Rte. 252 & E. Rose Tree Road, follow Rte. 252 in a southerly direction until it intersects with E. Baltimore Avenue, follow E. Baltimore Avenue in a westerly direction, becoming E. Baltimore Pike, then becoming Route 1, until it intersects with Rte. 352, follow Rte. 352 in a northerly direction until it intersects with W. Rose Tree Road, follow W. Rose Tree Road in a northeasterly direction until it intersects with Rte. 252 & E. Rose Tree Road (starting point). Sq. Ft. (ABOA) Minimum:2,959 Sq. Ft. (ABOA) Maximum:3,110 Space Type:Office and related space Parking :4 Full Term:15 years Firm Term:10 years Additional Requirements: * Subleases are not acceptable. * Space at or below grade will not be considered. * Offered Space must be contiguous on one floor. * Daytime cleaning required. * Tenant Improvement Allowance: Existing Leased Space :$20.00 per ABOA Other Locations Offered: $48.60 per ABOA Buildings offered for consideration must have the ability to meet all Government requirements for fire and life safety, handicapped accessibility, OSHA, seismic protection and sustainability standards by the required occupancy date per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Not all minimum requirements are reflected in this advertisement. The RLP will contain additional requirements. Expressions of Interest must be received in writing no later than June 22, 2018 at 5:00 PM, and must include the following information at a minimum: •Building name and address; •Location of space in the building and date of availability; •ANSI/BOMA Office Area (ABOA) square feet offered and Rentable square feet offered; •Scaled floor plans (as-built) identifying offered space; •Evidence of ability to meet the required occupancy date of July 18, 2020; •Name, address, telephone number, and email address of authorized contact. •All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submission received without documentation of ownership and/or written authorization to represent the owner (s) will not be considered until such time the documentation has been received which also must be submitted prior to the Expression of Interest Due Date. In cases where an agency is representing multiple ownership entities, broker must submit written acknowledgement/permission to represent multiple interested parties for the same submission. •Reference Project Number 7PA2295.
