Description
U.S. GOVERNMENT Expression of Interest Project # 8AK2182 General Services Administration (GSA) seeks to lease the following space in one of the delineated areas listed below. State:Alaska City:Anchorage Expanded Delineated Area:N: Birchwood Loop Rd., Chugiak S: Rabbit Creek Rd., Anchorage E: Eagle River Rd., Eagle River W: Sand Lake Rd. / W Diamond Blvd. Initial Delineated Area:Anchorage CBA Space Type:Office Minimum Sq. Ft. (ABOA):3,250 Maximum Sq. Ft. (ABOA):3,750 Parking Spaces: 0 Full Term:Up to 10 Years Firm Term:Up to 6 Years Additional Requirements:Space must be climate controlled and possess two 12'W x 14'H roll-up doors to accommodate potential vehicle storage. Space must be contiguous and located on ground level. Facilities with crawl spaces or attics will not be considered. Space will be required to meet heightened security and power standards, including but not limited to an access control system. Per Executive Order 12072, first consideration will be given to space located within the Central Business Area (CBA) of Anchorage. If the Lease Contracting Officer determines that there is not adequate competition within the CBA of Anchorage, spaces in the expanded delineated area outlined below will be considered. Any interested offeror in the CBA or the expanded delineated area should submit an Expression of Interest. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expression of Interest must include the following information: •Building name and address and location of the available space within the building; •Rentable square feet available and expected rental rate per rentable square foot, fully serviced; •ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); •Date of space availability; •Building ownership information; •Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); •Energy efficiency and renewable energy features existing within the building; •List of building services provided; The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
