- General Services Administration (GSA) seeks to lease the following space in Tulsa, OK RLP No. 8OK2171 State: Oklahoma City: Tulsa Delineated Area: Space shall be located in the area within the following boundaries: Northern Boundary: From the intersection of S. Harvard Ave and E. 41 st St, traveling east on E. 41 st St to the intersection of E. 41 st St and Hwy 64. Eastern Boundary: From the intersection of E. 41 st St and Hwy 64, traveling southeast on Hwy 64, continuing south on Hwy 64 to the intersection of Hwy 64 and E. 91 st St. Southern Boundary: From the intersection of Hwy 64 and E. 91 st St, traveling west on E. 91 st St to the intersection of E. 91 st St and S. Harvard Ave. Western Boundary: From the intersection of E. 91 st St and S. Harvard Ave, traveling north on S. Harvard Ave to the Intersection of S. Harvard Ave and E. 41 st St. Minimum Sq. Ft. (ABOA): 14,443 Maximum Sq. Ft. (ABOA): 14,443 Space Type: Office Parking Spaces (Surface): Required per local code. Parking Spaces (Reserved): 12 Total Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: Preference will be given to offered space that is contiguous. Space on one floor is also preferred, but multiple floors will be considered. Space must have the potential for an efficient layout. Public transportation must be available, at regularly scheduled times during the entire workday within a one-half mile radius of the building. The route from the bus stop to the building entrance shall be accessible for the mobility impaired. The Government shall have the right to install a “stick” antenna on the building. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are required as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain.
