Description
The United States Department of Agriculture (USDA) seeks to lease the following space: State: MN City / County Waseca / Waseca County Delineated Area: North : 375 th Ave East : 143 rd St, Clear Lake Dr, 8 th Ave NE, 8 th St NE, State Hwy 13 South: US 14 Hwy West : 110 th St Minimum Sq. Ft. (ABOA): 1,350 Maximum Sq. Ft. (RSF): 1,418 Space Type: Office Parking Spaces (Total): The greater of local code or 10 spaces Parking Spaces (Surface): The greater of local code or 7 spaces Parking Spaces (Structured): Parking Spaces (Reserved): 3 spaces Full Term: Five (5) years Firm Term: 120 day termination at any time. If the Government terminates the lease before Tenant Improvements (TI) are paid off, the Government will pay the remaining TI balance at the time of lease termination. Option Term: One Five Year Renewal Additional Requirements: • Interested parties must provide the name of the building, address, location of available space, rentable square feet offered and rate per RSF, floor plans and contact information of authorized representative. • Contiguous, above ground, space preferred. • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date • In cases where an agent is representing multiple ownership entities, written acknowledgement/permission to represent multiple interested parties for the same submission. • Pull through parking is required to accommodate larger vehicles. • Reference project number: NRCS MN 18-001 Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Location must meet all state and local building regulations and Architectural Barriers Act Accessibility Standards (ABAAS).
