General space breakdown of the office and support space The U.S. Forest Service is interested in leasing 6,086 useable square feet of office and support space and approximately 11,200 square feet of secured, ware yard. Minimum Sq. Ft. (ABOA): 5,533 Maximum Sq. Ft. (ABOA): 6,086 Secured Ware yard (For Government Vehicles): 11,200 Delineated area: Granby, Colorado - (visible from a major highway North boundary: Intersection of Hwy 34 & CR 61 (N. 2nd St) West boundary: Travel south on Hwy 34, continue south on Hwy 40 to the intersection of Hwy 40 and Village Rd South boundary: The intersection of Hwy 40 and Village Rd East boundary: Travel north on Hwy 40 to Hwy 34, continue north on Hwy 34 to the intersection of Hwy 34 & CR 61 (N. 2nd St). Parking Spaces (Total): 70 Parking Spaces (Surface): 70 Full Term: 20 Years Firm Term: 20 Years Soft Term: 10 Years The Government has determined that approximately 1.03 acres of land should support these requirements. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
