Description
The U.S. Department of Agriculture, in Jackson County, Edna, Texas, is interested in leasing a maximum of 4,226 rentable square feet of office space. The rentable space shall yield a minimum of 3,900 ANSI/BOMA to a maximum of 4,185 ANSI/BOMA usable square feet of first class, high quality office space, fully serviced with parking for 25 vehicles. Preference will be given to first floor contiguous space. TERM: The lease is for ten (10) years, 3 years firm. DELINEATED AREA: To be considered, the building location must be within the boundaries of: North:City limits of Edna, Texas East: City limits of Edna, Texas South:City limits of Edna, Texas West:City limits of Edna, Texas OCCUPANCY: Space to be ready for occupancy on or about December 1, 2019. EXPRESSIONS OF INTEREST MUST INCLUDE THE FOLLOWING: 1.Building Name and Address or Site Location and Address 2.Location of space within the building 3.Rentable Square feet offered and full-service rental rate per square foot 4.Method of RSF measurement 5.List of building services provided. 6.Indicate whether or not the quoted rental rate includes an amount for tenant improvements & state the amount, if any. 7.ANSI/BOMA office area which is also known as Usable square feet (USF) and the Common area factor. 8.Amount of onsite paved parking available. Include whether the expected rental rate includes the required Government parking. 9.Date of space availability. 10.Building ownership information. This information should also include mailing address, email address, telephone numbers and contact names for owner or authorized agent. Evidence of authority to represent the owner is required if an authorized agent is to be contacted. 11.Energy efficiency & renewable energy features existing within the building. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. WRITTEN NOTICE of availability of space must be received by 4:30 p.m. EST on 7/30/2018.
