Page 1 of 2 U.S. GOVERNMENT NOTICE OF INTENT TO SOLICIT USING OTHER THAN FULL AND OPEN COMPETITION The Department of Veterans Affairs is considering award of a succeeding lease using other than full and open competition for an existing lease for the Boulder Vet Center located in Boulder, CO. The current lease is expired. State: CO City: Boulder Delineated Area: North: Valmont Rd. East: 55th St. South: Arapahoe Ave West: Foothills Pkwy Minimum Sq. Ft. (RSF): 4,456 Space Type: Office Parking Spaces (Total): 22 Parking Spaces (Surface): 22 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 240 months Firm Term: 84 months Soft Term: 156 months Option 1 Term: 0 Option 2 Term: 0 Additional Requirements: none Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. The space should not exist within or next to a Floodplain as identified on a DHS Flood Insurance Rate Map. The Government is considering relocating to alternative space, if such a move is determined to be economically advantageous to the Government. In making this determination the Government will consider, among other things, the availability of alternate space that can potentially satisfy the Government s requirements and the costs likely to be incurred through relocating; physical move costs, replication of tenant improvements and telecommunications infrastructure and non-productive agency downtime. Any expressions of interest or RLP responses should be directed to Richard Kern, Lease Contracting Officer. Email is the preferred method of communication. All RLP responses are due by July 23, 2018. Incomplete responses will not be evaluated. A complete response is defined as all exhibits initialed and returned with the offer, a completely filled out GSA1364, GSA 1217, GSA 12000 with no empty blocks. The responses must also meet the guidelines given in the various sections of the RLP.
