Market Survey Form Delineated Area Map U.S. GOVERNMENT Project No. 7CA3046 General Services Administration (GSA) seeks to lease the following space: State: California City: Fresno Delineated Area: North: E. Dakota Ave., E. Airways Blvd., E. Shields Ave. East: N. Fowler Ave. South: E. Kings Canyon Rd. West: N. Chestnut Ave. See attached map. Minimum Sq. Ft. (ABOA): 12,058 Maximum Sq. Ft. (ABOA): 12,660 Space Type: Office Parking Spaces (Total): 2 Parking Spaces (Surface): Meet local code. Parking Spaces (Structured): 0 Parking Spaces (Reserved): 2 for Government Vehicles Full Term: 15 years Firm Term: 10 years Option Term: One 5-year option period Additional Requirements: Interested parties may submit space in office, retail strip or flex space. Space shall be located not more than the equivalent of two city blocks from a primary or secondary street. Contiguous space on one floor is required. Space may not be no more than twice as long as it is wide. Columns must be at least 20' from any interior wall and from each other and be no more than 2' square. If space is above the ground floor (at grade), the building must have a minimum of two accessible elevators. One accessible elevator may serve as a freight elevator. If offered space is above the ground floor, and it is on a multi-tenant floor, the building must accommodate visitor queueing prior to the agency opening its doors at 9:00 a.m. Office has 36 employees and between 220 to 320 daily visitors. Over and above the parking required by local code, offered locations must be able to accommodate employee and visitor parking in public lots or street parking within 1,310 walkable feet of offered building's entrance. Public transportations stops must be within 1,310 walkable feet of the offered building's entrance. Where on-site parking is not available, parking for the disabled must be located within the same block. Offered space must meet Government requirements for fire safety, accessibility [Architectural Barriers Act Accessibility Standards (ABAAS)], RP-8 seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.
