- USDA is interested in leasing approximately 3860 to 4000 Rentable square Feet of Fully Serviced General Purpose Office Space yielding a minimum of 3860 up to approximately 4425 ABOA in Hollis, OK (Harmon County). USDA currently occupies office and related space in a building under lease in Hollis, OK that will be expiring. The space is capable of continuing to meet USDA space needs. The government is conisidering alternative space if economically advantageous. In making this determination, the government will consider among other things, the availability of alternate space that potentially can satisfy the Government requirements, a well as costs likely to be incurred through relocation, such as physical move costs, replication of tenant improvements and telecommunication infrastructure and non-productive agency downtime. REQUIREMENTS: Parking: 30 hard surface parking space to include compliant ABAAS parking. Delineated Area: North: Vivian Street (from Hudson to 2nd), 1600 Rd (2nd to 8th) Dorothy St (8th to Terry) East: 8th St (1600 Rd to Dorothy), Terry St. (Dorothy to Broadway/US Hwy 62) South: Broadway Street/US Hwy 62 (Hudson to Terry) West: Hudson Street (Broadway to Vivian), 2nd Street (Vivian to 1600 Rd) • The site must be eligible for public services such as fire, police, water, sewer, trash removal, etc. • The site CANNOT be in a 100 year flood plain • The site must be accessible by publicly maintained hard surface roads - no private drives. • The site must be accessible by farm trucks pulling trailers. • The site must meet government requirements for fie safety, accessibility (ABAAS), and sustainbility standards per the terms of the lease. • A fully serviced lease is required (utilities, janitorial service, lawn care, snow removal, pest control, etc.) Full Term: 10 Years (non-firm) Termination Rights: 120 Days, in whole or in parts. Occupancy: Space is to be ready for occupancy by January 1, 2019. EXPRESSIONS OF INTEREST MUST BE IN WRITING AND SHOULD INCLUDE THE FOLLOWING: 1. Building Name and address. 2.
