Description
U.S. GOVERNMENT Expression of Interest Project # 8OR2270 General Services Administration (GSA) seeks to lease the following space. State: Oregon City: Klamath Falls Delineated Area: Klamath Falls Central Business Area Space Type: Office, Warehouse, Wareyard Minimum Sq. Ft. (ABOA): Office: 14,683 ABOA Warehouse: 3,371 USF Wareyard: 59,185 SF Maximum Sq. Ft. (ABOA): Office: 15,546 ABOA Warehouse: 3,548 USF Wareyard: 62,300 SF Parking Spaces: 199 Total (75 secured within wareyard area, 122 unsecured employee/visitor parking, and 2 RV parking spaces) Full Term: 20 Years Firm Term: 10 Years Additional Requirements: Wareyard must be paved, secure and able to accommodate 75 GOV parking spaces. Wareyard must also include space for one fire engine with 500 gallon tank, two hot shot carriers, four snowmobiles, and a minimum of four Utility Task Vehicles (UTV) with trailers and pull through parking. These vehicles require reinforced concrete spaces. The fire engine requires covered and heated storage. Fire engine parking space requires ability for high volume water fill station. Roof access required for antenna. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expression of Interest must include the following information: •· Building name and address and location of the available space within the building; •· ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); •· Date of space availability; •· Building ownership information; •· Amount of parking available on-site and its cost.
