Description
U.S. GOVERNMENT Solicitation 6WA0496 General Services Administration (GSA) seeks to lease the following space: State:Seattle City:Washington Delineated Area: North: WA 518 to S 145th St to 24th Ave S back to WA 518 South: 216th St East: Highway 99/International Blvd. West: WA 509 Space Type: Warehouse and Office Warehouse Sq. Ft:7,729 ABOA Office Sq.Ft:3,311 ABOA Total Sq. Ft.: 11,040 ABOA Parking Spaces (Reserved/Secured): 8 Full Term:20 years Firm Term:15 years Option Term:None Additional Requirements: 1)Space must be contiguous. 2)22' minimum warehouse ceiling height. 3)Warehouse space must have the ability to maintain temperatures between 65 and 85 degrees Fahrenheit. 4)200 lbs./sf minimum warehouse floor load. 5)Building must have emergency backup power system. 6)Office space must have a minimum ceiling height of 9ft. 7)The Government must have roof rights for an antenna and associated equipment. 8)At least one (1) 15' wide x 15' high, motorized, insulated, overhead rolling door for warehouse ingress/egress. Offered space must meet Government requirements for fire safety, accessibility, seismic (RP8) and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due:August 24, 2018 Market Survey (Estimated):September 6, 2018 Occupancy: August 19, 2019 Expressions of interest must include the following information: •Building name and address and location of the available space within the building; •Rentable square feet available and expected rental rate per rentable square foot, fully serviced; •ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); •Date of space availability; •Building ownership information; •Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); •Energy efficiency and renewable energy features existing within the building; •List of building services provided. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to this advertisement. GSA will consider touring the submitted building only upon receiving written authorization from the building owner.
