Ft. (ABOA): 56,100 Maximum Sq. Ft. (ABOA): 58,900 Space Type: 6,520 ABOA SF Office 7,510 ABOA SF Warehouse/Storage 41,975 ABOA SF Special Space (inclucdes 10,800 SF of Vehicle Storage) Parking Spaces (Total): 80 Parking Spaces (Surface): 80 surface spaces; 20 of these spaces require coverage by canopy or carport Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 Years Firm Term: 12 Years Option Term: N/A Additional Requirements: Proposed site/building will not be considered if: - An adjacent facility provides underground parking - Underground storage tanks are located on the proposed site - There are any hazardous storage sites in the area - A commercial trucking depot or rail yard is located near the proposed site - A gas station is located within 150 feet of the proposed site - A fuel storage farm is located within 450 feet of the proposed site - A day care facility, school, hospital, social services facility, detention facility or religious facility is located within 425 feet of the proposed site Proposed site/building must provide for a minimum 30 foot setback distance from public streets or roadways, including alley ways, to include perimeter walls that are designated as administrative or open office areas Column spacing shall be no less than 24 feet on center each way Contiguous space in a single story building is required Offered space must provide for minimum ceiling heights of 25 feet Offered space must provide for a single bay loading dock at least 12 feet wide A Tenant Improvement Allowance of $2.53/USF is required Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.
