- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Bristol Delineated Area: North: I-81 to Exit 5, from Exit 5 to Mt. Vernon Dr. South: Old Airport Rd to Bonham Rd, Bonham Rd to Lee Hwy, Lee Hwy, to Euclid Ave East: Mt. Vernon Drive (Bristol, VA City Limits) West: Commonwealth Ave and I-381 Minimum Sq. Ft. (ABOA): 8,891 Maximum Sq. Ft. (Rentable): 10,224 Space Type: Office Parking Spaces (Total): 20 Full Term: Ten (10) years Firm Term: Five (5) years firm Renewal Option: Five (5) years Requirements: · Space offered shall be located within the equivalent of two city blocks from a primary or secondary street serving the office. Locations which have obscure, difficult access shall not be considered. · Street level space is preferred. · The space offered should be no more than twice as long as it is wide and should have open areas where columns and other obstructions do not hinder the development of efficient space layouts, the use of modular furniture and office work flow. · Space configuration shall allow for a separate accessible employee entrance which provides access to the space without going through the public reception area. · Contiguous space on one floor is required. · Onsite parking is preferred. If onsite parking is unavailable, public and commercial parking at reasonable rates shall be available within the equivalent of two city blocks of the proposed space. All services, supplies, utilities and required tenant alternations are to be included as part of the rental consideration. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be located in a 100 or 500 year flood plain.
