Description
General Services Administration (GSA) seeks to lease the following space: State: C A City: A lturas Delineated Area: North: W. 12th St. / CA 299 / E. 12th St. / U.S. Hwy 395 South: W. 4th St. to E. 4th St. East: N. East B St. to E. 8th St. to N. East St. to E. 9th St. to N. East B St. West: Mill Street Minimum Sq. Ft. (ABOA): 9,500 Maximum Sq. Ft. (ABOA): 9,750 Space Type: Office: ~7,000 ABOA Warehouse: ~2,750 ABOA Wareyard: ~35,000 SF Parking Spaces (Total): 40 surface parking Full Term: 20 Years Firm Term: 20 Years Option Term: None Additional Requirements: Occupancy must be located in contiguous space within a modern building. • Offered space may be renovated to supply first class office and warehouse space. Wareyard must be enclosed and fenced. • Offered space must be efficient and not present significant design constraints, such as irregular shape of demised space, large columns, narrow core to building façade, column spacing less than 20' on center, etc. • Office space, warehouse and wareyard must be located on the same site. • The occupancy will need to comply with Facility Security Standard Level 2 and other security requirements determined by GSA. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Interested Respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter/ or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your expression of interest.
