Description: The Department of Veterans Affairs (VA) desires to lease sufficient Rentable Square Feet (RSF) of existing real property to yield up to approximately 4534 Net Usable Square Feet (NUSF) within Shelby County TN for use as a Veterans Readjustment Counseling Services Center. A minimum of 25 on-site parking spaces (of which, 3-5 handicapped) near building entrance is required. There should be easy entrance and exit into the proposed parking area for special needs transportation. The property would also need to have space for the parking of four Government vehicles and possible space for a 38 foot Mobile Vet Center (MVC). The space should be on a city bus route and near the interstate for accessibility. The Department of Veterans Affairs will consider space located in a one story stand-alone existing building as well as a ground floor location in a multi-story office building or within a strip mall/shopping center setting. There must be access to the leased space beyond routine office hours (before 8:00am/ after 4:30pm and on weekends). Offered space must comply with all Government requirements for fire safety, seismic and sustainability standards, and ADA code requirements per the terms of the lease. A fully serviced firm fixed priced lease term up to 10 years will be considered. Space within or fronting the following boundaries within Shelby County TN will be considered: North: Frayser Blvd/ Yale Rd/ N. Brother Blvd South: Winchester Rd East: North Germantown Parkway/ Hwy 177 West: Hwy 51 Thomas St / N. Danny Thomas Blvd Potential offerors shall thoroughly and completely read all documents in the solicitation package accompanying RLP 36C24918R0426. Offers are due September 12, 2018, 3:00 pm CST. Question Submission regarding RLP 36C24918R0426 shall be submitted via email only to the Lease Contracting Officer (LCO) no later than September 5, 2018, 3:00 pm CST. No questions or requests for clarification will be accepted via phone. The LCO will issue an amendment to the RLP no later than September 7, 2018, 3:30 pm CST addressing all questions. If no questions are received, no amendment will be issued. With respect to all matters relating to the lease acquisition for the subject project, only the LCO shall have the authority to issue and amend the RLP and award a Lease.
