Description
Delineated Area Map General Services Administration (GSA) seeks to lease the following space: State: Pennsylvania City: Bethlehem Delineated Area: Central Business District (CBD) (See attached map) Minimum Sq. Ft. (ABOA): 5,550 Maximum Sq. Ft. (ABOA): 5,550 Space Type: Office Parking Spaces (Total): 3 surface Parking Spaces (Surface): 3 surface Full Term: 10 years Firm Term: 5 years Additional Requirements: · Subleases are not acceptable. · Space must be contiguous on one floor. · First floor space is preferred. · If space is not available on the first floor, then offered space must be located near an elevator lobby, where entry is plainly visible to visitors. •· Space should allow for efficient layout and office workflow. · Inefficient layout may include, but not limited to, one or more of the following building features and will be determined on a case by case basis: • Narrow column spacing; • Atriums, light wells, or other areas interrupting contiguous spaces; • Extremely long, narrow runs of space; • Irregular space configurations; or • Other unusual building features. •· Space must be easily accessible by the public. Public and employee building entries should be separate. · General office space shall have a ceiling height of a minimum 8'-6" AFF; 9'-0" is preferred. Equipment rooms shall be a minimum of 8'-6" clear and have sufficient space above the ceiling for independent HVAC units or ducting. · Public parking within a walkable distance or one block of the office location (meter or otherwise). Offered space must meet Government requirements for fire and life safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. Expressions of Interest must be received in writing no later than October 26, 2018 by 5:00 PM Eastern Time, and should include the following information at a minimum: • Building name and address; • Location of space in the building and date of availability; • Rentable Square Feet (RSF) offered and full service rental rate per RSF; • ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF; • Scaled floor plans (as-built) identifying offered space; • Ceiling height details throughout offered space; • Evidence of ability to meet the required occupancy date of January 2021 ; • Name, address, telephone number, and email address of authorized contact; • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submission received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received which also must be submitted prior to the Expression of Interest Due Date. In cases where an agency is representing multiple ownership entities, broker must submit written acknowledgment/permission to represent multiple interested parties for the same submission.
