Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Pennsylvania City: Pittsburgh Delineated Area: Pittsburgh Central Business District South: Monongahela River, North: Allegheny River, East: I-579 South to Bedford Ave to Crawford Street to Pride Street to Fifth Ave to I-579 South (Area forms Tri-Angle which is why there is no Western boundary). Minimum Sq. Ft. (ABOA): 9,636 Maximum Sq. Ft. (ABOA): 10,117 Space Type: Office Parking Spaces (Total): Per Local Code Parking Spaces (Reserved): 19 Spaces Full Term: 20 years Firm Term: 15 years Additional Requirements: · Subleases are not acceptable. · Agency Tenant Improvement Allowance: Existing Leased Space - $10.38 per ABOA SF, Other locations offered - $52.66 per ABOA SF. · Building Specific Amortized Capital: $6.00 per ABOA SF. · Second floor space or above is required. · A second entrance/sally port is required, allowing the Government discrete entry to the space. · Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
