- General Services Administration (GSA) seeks to lease the following space: STATE: Pennsylvania CITY: Clearfield DELINEATED AREA: North: Intersection of Highway 879 and Highway 970; East: Highway 970; South: Highway 322; West: Highway 879 MINIMUM SQ. FT. (ABOA): 2,730 ABOASF MAXIMUM SQ. FT. (ABOA): 2,867 ABOASF SPACE TYPE: Office and related space PARKING SPACES (TOTAL): • Ten (10) Surface, Reserved Parking Spaces for Government Official Vehicles (GOVs). Agency reserves the right to fence in parking if deemed necessary, due to security concerns. • Parking per local code on site to accommodate eleven (11) employee vehicles and two (2) visitor vehicles, unreserved, on a first-come, first-serve basis. These parking spaces shall be in addition to the GOVs. PARKING SPACES (SURFACE): Parking per local code plus ten (10) parking spaces exclusive of local code FULL TERM: Fifteen (15) Years (180-Months) FIRM TERM: Ten (10) Years (120-Months) OPTION TERM: None ADDITIONAL REQUIREMENTS: • Lessor must allow on-site parking area for ten (10) Government Official Vehicles (GOVs) to be fenced and secured. To be determined on a case-by-case basis depending on location and security concerns. Fencing to be paid for out of the Tenant Improvements. • Space shall be located on the first (1st) ground floor. • Space shall have one (1) dedicated entrance for Government-use only loading/ unloading. • The facility will include locker rooms/ showers for inspectors to clean up when they return from inspections. • The Facility Security Level is Level II. • The Offeror space must meet the Government requirements for fire safety, accessibility, seismic, and sustainability standards per the Lease. • A fully services lease is required. • Subleases will not be accepted. • Offered space shall not be in the 100-year flood plain. EXPRESSIONS OF INTEREST DUE: 4:30 p.m. Eastern, Tuesday, November 20, 2018 MARKET SURVEY (ESTIMATED): December 6, 2018 OCCUPANCY (ESTIMATED): November 16, 2019 Expressions of Interest shall include the following : 1. Building name and address and location of the available space within the Building. The Building site/ lot plans, interior building layout drawings/pictures (with dimensions shown preferably) reflecting the Space that is being offered. 2. Rentable square feet (RSF) available and expected rental rate per RSF, fully serviced. 3. ANSI/BOMA Office Area (ABOA) square feet to be offered and expected rental rate per ABOA SF, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4. Date of space availability. 5. Building ownership information. 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). 7. List of energy efficiency and renewable energy features existing within the building.
