Description
The U.S. Government seeks to lease approximately 4,174 to 4,383 USF of office space in Nashville, TN. State: Tennessee City: Nashville Delineated Area: North: Beginning at Clarksville Pike, head east on Buena Vista Pike to W Trinity Ln to US-431 to I-24 to I-70 South: I-40 East: US-70 to Stewarts Ferry Rd to I-40 West: I-40 to George Davis Blvd to Charlotte Ave to Dr. DB Todd Jr Blvd to Clarksville Pike Minimum Sq. Ft. (ABOA): 4,174 ABOA (includes three Agency office spaces as follows: 1,324 ABOA, 1,070 ABOA, 1,780 ABOA) Maximum Sq. Ft. (ABOA): 4,383 ABOA Space Type: Office and related space Parking Spaces (Total): Access to 10 unassigned parking spaces Parking Spaces (Surface): 10 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 years, fully serviced Firm Term: 10 years Option Term: NA Additional Requirements: The Building shall project a professional and aesthetically pleasing appearance, including an attractive front and entrance way. Each of the three spaces must be contained in individual contiguous blocks without being split by a public corridor. 0 reserved parking spaces are required; however, 10 unassigned parking spaces are required within ¼ mile walking distance of the leased space. The additional spaces can be located onsite, surface, commercial lot or commercial parking garage. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. Security measures required within and to access the leased space. The government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year, including freight access/elevator if applicable. The offered premises must be within the defined delineated area as shown above and on the attached map and must meet Government requirements for fire safety, accessibility (ABAAS) and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1. Building name/address and the location of available space within the building; 2. Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully services. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available onsite and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy Efficiency and renewable energy features existing within the building; 8. List of building Services provided. 9. One-eighth inch scale drawing of space offered. 10. Name, address, telephone number, and email address of authorized contact. 11. In cases where an agent is representing multiple ownership entities, written acknowledgement. 12. Permission to represent multiple owners for the same submission.
