Description
Expressions of Interest Sought - GSAR 570.402-2 Requirement: The United States Government currently occupies clinical counseling space in a building under lease in Prescott, AZ that will be expiring 30 Sept 2019. The Government is seeking to lease approximately 5,500 contiguous rentable square feet of first floor only, medical office space. The rentable space must yield a minimum of 4,100 contiguous net usable square feet (NUSF). The lease term requirement is for twenty (20) years. After the 10th anniversary of the commencement of the term of the Lease, the Government, at its sole discretion may notify the Lessor of the early termination of the Lease by giving at least 90 days written advanced notice to the Lessor. The space must be available for occupancy by 10/01/2019. The delineated area is within the city limits of Prescott, Arizona. Other applicable requirements include: Twelve (12) VA dedicated parking spaces Full Service Lease Requirement (not limited to all utilities, janitorial service(s), landscaping, pest control, property full maintenance and snow removal). The Government is considering alternative space, if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate if what tenant improvements (and rate) are included in the rental rate, if any. Business socio-economic designation (small business, service disabled/veteran owned business, hub zone, etc.) Date of space availability. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). Energy efficiency and renewable energy features existing within the building. List of building services provided. The Government s decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
