- Page 1 of 2 The Department of Veterans Affairs is Seeking Expressions of Interest for Medical Office Space in Fairfield, CA Notice: This is not a solicitation for offer, nor a request for proposals. Department of Veterans Affairs (VA) will not pay for any costs incurred as a result of this advertisement. Respondents are advised that the VA assumes no responsibility to award a lease based upon responses to this advertisement. State: California City: Fairfield Delineated Area: Northern Boundary: Rockville Road Eastern Boundary: Abernathy Road / Chadbourne Road Southern Boundary: Cordelia Road Western Boundary: Green Valley Road Minimum NUSF: 5,120 Maximum NUSF: 5,120 Parking Spaces: 8 Parking Spaces Reserved: 8 Occupancy: Within 60 days of acceptance Full Term: 20 Years Firm Term: 5 Years Option term: Three 5 Year Options Security: Must include adequate lighting of all outdoor areas. Public Transportation: Must be readily available Occupancy: Sole tenancy is preferred but other occupancy will be acceptable if private entrance and adequate parking are available. Must not be accessible from other non-government suites. Adjoining Usages: Must not be attached to a bar or store that distributes for sale, alcoholic beverages or tobacco products or paraphernalia. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is not required. Offered space shall not be in the 100-year flood plain. The Government currently occupies medical office space located in a building under a lease in Fairfield California that will be expiring. The Government is considering alternative space if economically advantageous. In making the determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government s requirements, proximity to other related Government Health Care Services, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Available rentable square feet, and expected rental rate per rentable square foot, fully serviced. ANSI/BOMA office area (ABOA) square feet to be offered and corresponding Net Usable Square Feet (NUSF) and expected rental rate per NUSF, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Building ownership information Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking. Energy efficiency and renewable energy features existing within the building. List of building services provided. FEMA map evidencing the property lies outside the 100-year floodplain. A narrative and map describing proximity of the building to the nearest bus stop and other major transportation routes. Any information related to title issues, easements and restrictions on the use of the building. The Government s decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
