- Synopsis of Lease Requirement Leased Space for Chester or Montgomery County Community Based Outpatient Clinic The Department of Veteran Affairs (VA) seeks to lease the following space: Space Type: Community Based Outpatient Clinic Yielding up to 10,699 of Net Usable Square Feet (NUSF) of contiguous space within the Area of Consideration set forth below Parking Spaces (Total): 50 surface/outside parking spaces, reserved for the exclusive use of the Government. Delineated Area in Chester or Montgomery County, PA The space must be in or abounding the delineated area: North- East on W. Ridge Pike at N. Lewis Rd, continue east as W. Ridge Pike becomes Main Street and then back to Ridge Pike to S. Park Ave. East-South on S. Park Ave at Ridge Pike to Pawlings Rd south to Route 23. South- West on Route 23 at Pawlings Rd to Route 724, continue west on Route 724 to Linfield Rd. West- North on Linfield Rd at Route 724 to N. Lewis Rd. Space will not be within a 100-year flood plain. Space within the 100-year flood plain would only be considered if no space was available outside the 100-year flood plain. Total Lease Term: 20 Years: to include 10-year firm term and 10-year soft term ADDITIONAL REQUIREMENTS: Offered space must meet Federal and State Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The space shall be fully serviced. The space shall not be in the 100-year flood plain. Brokers or legal representatives must show written acknowledgement and permission to represent the property. Note: the VA does not pay broker fees. The lease space shall be located on a street served by a main bus line and shall have a bus stop not more than 2 blocks from the building; Space shall not be next to a bar, liquor store or like establishment; Space shall not be located near a residential hotel. Space shall not be located near an area where it is known that illegal activities occur such as illegal drugs sales. Expressions of Interest: Pre-solicitation synopsis is published in accordance with GSAR 570. Solicitation (Request for Lease Proposal) will be publicized in early to mid-March, with the due date being at least 20 days after solicitation is publicized. No pre-solicitation response is due. SUBMISSION REQUIREMENTS will be outlined in the Request for Lease Proposal (RLP).
