- DEPARTMENT OF VETERANS AFFAIRS (VA) COMPETITION FOR EXISTING LEASE LOCATION The VA currently occupies 9,325 net usable square feet (nusf) of space at 180 N. State Street, Alpena, MI 49707 as Community-Based Counseling Center Space. The current lease expires on August 31, 2018. VA is conducting a competition for alternative space and will relocate if advantageous to the Government. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. The space must be on no more than one floor, and provide 9,325 NUSF of space. On-site parking for 50 vehicles is required. A full-service lease for up to 10 years with the government having 120-day termination rights will be considered. Occupancy required by September 1, 2018. To be considered, space must be within or bordering a delineated area as follows: North: W. Washington Ave. M-32 East: W. Chisholm St M-23 South: S. State Ave. M-23 West: S. Ripley Blvd. Offerors must provide evidence that properties are outside the 100-year flood plain. Offerors who are Service Disabled Veteran Owned Small Businesses (SDVOSB) or Veteran Owned Small Businesses (VOSB) registered in www.vip.vetbiz.gov who have properties meeting the above criteria are encouraged to respond and identify themselves as a SDVOSB or VOSB. Responses to this notice will determine if the acquisition should be set-aside for SDVOSB or VOSB concerns in accordance with 38 USC Sec. 8127, FAR 19.14 and VA Acquisition Regulation 819.70. A market survey of properties offered for lease will be conducted by the VA. Interested offerors (owners, brokers, or their legal representatives) should contact Sonny S.
