- State: NC City: Raleigh Delineated Area: The Area of Consideration is bounded: • South and West by I-40, Wade Avenue and Edwards Mill Rd; • North by Glen Eden road; • East by Glenwood Avenue, Oberlin Road, Pullen Road, Western Blvd, Avent Ferry Road, Centennial Parkway, and Lake Wheeler Road. (See Attached D/A Map) Minimum Sq. Ft. (ABOA): 6,400 with 800 sf Utilized for Storage Maximum Sq. Ft. (ABOA): 6,400 with 800 sf Utilized for Storage Space Type: Office or FLEX Parking Spaces (Total): 15 Parking Spaces (Surface): 15 Parking Spaces (Structured): 0 Parking Spaces (Reserved): NONE Full Term: 10 years Firm Term: 10 years Option Term: NONE Additional Requirements: Additional requirements specific to the Agency shall be provided with RLP. Limitations as to co-tenancy, security, and location of office in prospective building shall be within the requirements. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Raleigh, NC, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
