Description
Opportunity - Request for Proposals Great Kills Marina in the Staten Island Unit of Gateway National Recreation Area Notice: The due date for proposals has been extended to May 17, 2019. Proposals must be received by NPS on or before May 17, 2019 not later than noon. Great Kills Marina is located at 3270 Hylan Boulevard, Staten Island, New York 10306, in Great Kills Harbor, Great Kills Park, part of the Staten Island Unit of Gateway National Recreation Area (herein Gateway and/or GATE), a unit of the National Park System. OBJECTIVE Gateway's objective is to lease the subject property to a Lessee that will improve the appearance and types of use associated with the Leased Premises. Applicants are encouraged to introduce recreational activities such as: fishing; waterside amenities; boardwalks; boat rentals; water based tours; associated retail operations and ample outdoor seating areas. Applicants must offer food and beverage services at the adjacent beach center and may also propose the sale of alcohol (limited to beer and wine) and related retail sales (beach sundries). Non commuter Ferry services are also sought to connect the marina with other areas of the park. IMPROVEMENTS In addition to the above identified objective, the park is seeking proposals that will require, at minimum, a $3.7 Million dollar investment to improve the marina lands, buildings, and facilities. TERM The proposed Lease may have a term of up to 60 years in accordance with 36 CFR, Part 18. The Lease is not renewable. RENT The minimum base rent is $150,000 subject to annual CPI adjustment. In addition to the minimum base rent, the Lessee will pay the Lessor a minimum percentage rent of 10% of gross revenue.
