Description
USDA is interested in leasing approximately 4900 to 5400 (RSF) of Fully Serviced General Purpose Office Space yeilding approximately 4500 ABOA in Muskogee, OK (Muskogee County). USDA currently occupies office and related space in a building under fully serviced lease in Muskogee, OK that will be expiring. The space is capable of continuing to meet USDA space needs. The government is considering alternative space if economically advantageous. In making this determination, the government will consider among other things, the availability of alternate space that potentially can satisfy the government requirements as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. REQUIREMENTS: PARKING : 30 hard surface parking spaces (comply with ABAAS specifications). DELINEATED AREA : NORTH: Hwy 62 (32st east to Hwy 165) EAST: Hwy 165 (Hwy 62 south to Hancock St), York St. (Hancock south to Hwy 165) SOUTH: Hwy 165 (Hwy 64 east to York St) Eastpoint Dr. (York St east to Hwy 165) WEST: Hwy 64 (32nd St south to Hwy 165) Full Term : 10 Years Termination Rights : 120 Days, in whole or in parts. ADDITIONAL REQUIREMENTS : • The Site must be accessible by farm trucks pulling trailers and accommodate pull-thru parking or adequate area for turn-around with trailers. • Site must be accessible by hard surface publicly maintained roads. - no private drives. • Site cannot be in a 100 year flood plain. • Site must be eligible for public services such as fire, police, water, sewer and trash removal. • Space shall be contiguous on one floor. First floor space is preferred. • Site must be existing construction with adequate area to meet square footage and parking requirements. • Space must meet all state and local building regulations and Architectural Barriers Act Accessibility Standards (ABAAS). • Lease must be full service EXPRESSIONS OF INTEREST MUST BE IN WRITING AND SHOULD INCLUDE THE FOLLOWING: 1.
