Description
Advertisement Expression of Interest Sought The Department of Veterans Affairs (VA) currently desires to approximately 8,300 rentable square feet to yield a minimum of 8,300 net usable square feet of space in Birmingham, AL area for a New VA Call Center. The space can be provided by new construction or modification of suitable existing space. The VA seeks a full-service lease (i.e. all utility, janitorial services, taxes, Cable TV and maintenance costs are to be included in the lease rate). The offered building must be located within the delineated area following boundaries: The building/space must be located NORTH: 7th Avenue South, Birmingham, Alabama SOUTH: 14th Avenue South, Birmingham, Alabama EAST: 23rd Street South, Birmingham, Alabama WEST: 16th Street South, Birmingham, Alabama Offerors must provide evidence that properties are outside the 100-year flood plain. VA staff will conduct a market survey on suitable properties being offered for lease. The lease term requirement is for ten (10) years with five (5) years firm and the space must be available for occupancy by November 15, 2019. The VA seeks a full-service lease (all utility, services, maintenance costs included in rent). On-site parking for a minimum of 60 vehicles is required, 5 of which are to be handicapped accessible in accordance with the VA s Barrier Free Design Guide (PG-18-13) In addition to on-site, secure, illuminated parking. Expressions of interest must be submitted in writing and should include: building name, address and age; net usable square footage available; location of the space within the building; date of space availability to commence tenant improvements; CAD as built floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The VA will pay no more than the appraised fair market rental value for space. Usable square footage does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). All interested parties should respond to this announcement no later than August 3, 2019 at 3:00 p.m. CST.
